Penetrating sealers are the standard choice for outdoor terraces and basement slabs exposed to rising damp, because they allow vapour to escape. Film-forming epoxy or polyurethane coatings suit interior floors where you want a hard, wipeable surface and do not mind a slight gloss.

In Greece the combination of hot summers, occasional heavy rain, and salt air near the coast puts extra stress on floor surfaces. For holiday rentals and hotel lobbies, a two-part epoxy primer followed by a polyurethane topcoat offers the best wear resistance. When You Need a Professional or a Permit

Sealing an existing concrete floor is typically a DIY-friendly maintenance task and does not require a building permit in Greece. However, if the floor is showing structural cracks wider than 3 mm, if there is active rising damp (efflorescence, wet patches that return after drying), or if you are planning to apply a thick self-levelling compound before sealing, consult a licensed civil engineer (politikos michanikós). Structural crack injection and damp-proof membrane installation are specialist work, and getting the diagnosis wrong can trap moisture inside the slab and cause long-term damage. For commercial premises — hotels, restaurants, offices — check with your local municipality whether a change-of-use or renovation permit is required before any floor work begins.

How to Seal a Concrete Floor: Step by Step

    Clean and degrease the slab thoroughly

    Sweep off all loose dust, then mop with a concrete degreaser diluted per the manufacturer's instructions. Oil stains from machinery or cooking must be scrubbed with a stiff brush and left to dwell for ten minutes before rinsing. Allow the floor to dry completely — at least 24 hours in warm Greek conditions, longer in winter or in shaded basements. Any moisture trapped under a film-forming sealer will cause peeling and bubbling within weeks.

    Repair cracks and holes

    Fill hairline cracks (under 3 mm) with a flexible polyurethane crack filler or epoxy injection resin. Larger holes and spalled areas should be patched with a cementitious repair mortar, feathered flush with a steel trowel, and allowed to cure fully before you proceed. Do not seal over active cracks or areas where the concrete is hollow (tap with a coin — a dull thud indicates delamination that needs professional attention).

    Etch or grind the surface if applying a film-forming sealer

    Penetrating sealers absorb best into porous, uncoated concrete — light sweeping is usually sufficient. But epoxy and polyurethane coatings need mechanical adhesion: either acid-etch the slab with a dilute muriatic acid solution (follow all safety instructions: gloves, goggles, ventilation, neutralise with baking soda and rinse fully) or, for best results, hire a diamond-grinding machine for half a day. Grinding opens the concrete pores evenly without the chemical hazard. After etching or grinding, vacuum residue and allow to dry overnight.

    Apply the first coat in thin, even passes

    Pour or spray a thin coat of sealer — do not flood the surface. For liquid applied by roller, use a 9 mm nap roller and work in 1-metre strips, maintaining a wet edge to avoid lap marks. Apply penetrating sealers until the surface stops absorbing, then back-roll to spread any pools before they dry. For epoxy, mix Part A and Part B exactly as specified and work quickly — pot life is typically 20-40 minutes at 25 °C. Keep windows and doors open for ventilation.

    Allow to cure and apply the second coat

    Most sealers require a second coat for full protection. Check the product data sheet for recoat windows — applying too early traps solvents; applying too late means the second coat does not bond properly. In Greek summer heat (30 °C+), recoat windows close fast, so plan to apply coats in the early morning. After the final coat, restrict foot traffic for at least 24 hours and keep the floor free of heavy loads or furniture for 72 hours. Full chemical cure for two-part epoxy or polyurethane takes 5-7 days.

Can I seal a concrete floor that gets damp from below?
Not with a standard film-forming sealer — trapped vapour will blister the coating off within months.
