How to Lower a Ceiling: A Complete Step-by-Step Guide

Lowering a ceiling is one of the most transformative renovations you can do to a room — it hides ugly pipework and cables, improves insulation and acoustics, and gives any space a sharper, more finished look. Why Lower a Ceiling?

Rooms with very high ceilings can feel cold and expensive to heat — especially in older Greek buildings with concrete slab construction. Lowering by 20–40 cm brings the proportions into a comfortable range, cuts the volume of air to heat or cool, and gives you a cavity to run electrical conduit, data cables, and ductwork invisibly.

Holiday rentals and hotels also benefit from the acoustic dampening that a lowered ceiling provides: a 60–80 mm mineral-wool quilt tucked into the new ceiling void absorbs impact noise from the floor above, which is a common guest complaint in converted apartment buildings.

Types of Lowered Ceiling and When You Need a Professional

There are two main approaches. A suspended (drop) ceiling uses a visible metal grid hung on wires from the original slab — tiles rest in the grid and can be lifted out for access. A plasterboard (drywall) ceiling uses a hidden metal or timber frame screwed to the slab or hung from hanger rods, with plasterboard sheets fastened to it and then skimmed or taped and jointed. Plasterboard gives a seamless, paint-ready finish and is the standard choice for residential and hospitality renovations in Greece.

You do not normally need a building permit for a non-structural ceiling lining inside an existing room, but there are important exceptions. If the original ceiling conceals structural beams, load-bearing connections, or any part of the fire-rated compartmentation of the building (common in older multi-storey blocks), consult a civil or structural engineer before proceeding. Work involving gas pipework concealed above the new ceiling must be done by a licensed gas engineer. If the property is in a listed historic zone (common in island villages and Athenian neoclassical areas), check with your local planning office before making any alteration.

How to Lower a Ceiling: 5 Steps

    Set your new ceiling height and mark the perimeter

    Decide how low the new ceiling will sit, bearing in mind any obstacles — typically 2.40–2.50 m finished height is the minimum for comfortable living space. Use a laser level to project a perfectly level line all the way around all four walls at that height. Mark the line clearly with a chalk snap-line. This is the most important step: any error here will result in a visibly uneven ceiling, so take your time and check the laser against multiple fixed points.

    Fix the perimeter wall channel

    Cut your metal wall track (UA or CD perimeter channel) to length with tin snips and screw it into the wall along the chalk line, using concrete anchor plugs if the walls are masonry (standard in Greece). Space fixings at 50 cm centres. The wall channel both supports the ends of the ceiling runners and defines the finished height — plasterboard will eventually sit flush to its bottom edge. At corners, overlap and snip the flanges so the channel sits flat.

    Install the hanger rods and ceiling runners

    Mark the slab above with a chalk line at 40–50 cm intervals, running perpendicular to the direction you plan to lay your plasterboard sheets. Drill into the slab and fit expansion anchors, then hang nonius (two-part adjustable) hanger rods from each anchor point. Clip the CD ceiling runner into the lower part of each nonius hanger and adjust until the runner sits at exactly the right height. Cross-check with a straight edge or taut string before locking off the nonius clips.

    Lift and fix the plasterboard sheets

    Cut plasterboard to fit using a straight edge and a sharp utility knife — score the paper face, snap, then cut the back. Use a board lifter (a long lever prop) or a rented drywall lift to hold each sheet hard against the runners while you drive drywall screws every 20–25 cm. Screws should just dimple the paper without breaking through it. Stagger sheet joints so they do not all fall on the same runner. Keep a 10 mm gap at the perimeter walls and install any downlighter housings or ventilation grilles before boarding over areas that will be inaccessible.

    Tape, joint, and finish

    Apply paper or fibreglass mesh joint tape over all butt joints and press it into a thin bed of jointing compound with a broad knife. Allow to dry fully, then apply a second and third skim coat, feathering each one wider than the last. Fill screw dimples with compound. Once dry, sand lightly with a pole sander, wipe dust away, and apply a coat of plasterboard primer before painting with emulsion. At the perimeter, fit a plaster or MDF cornice moulding to cover the expansion gap and give a clean shadow line.

For a straightforward cosmetic lining inside an existing room, no permit is typically required. However, if the work touches structural elements, fire-rated assemblies, or changes the external appearance of a listed building, you will need approval from your local planning authority. When in doubt, ask a licensed civil engineer — it is a quick consultation and far cheaper than retrospective regularisation.
How much headroom will I lose, and what is the minimum safe height?
