    Prepare and dry the subfloor

    Sweep the concrete slab clean and check for moisture using a polythene sheet taped flat to the floor for 48 hours — condensation on the underside means active damp that must be treated first. Fill any cracks or hollows with a fast-setting floor-levelling compound and allow it to cure fully. A level subfloor prevents boards rocking, which causes squeaking and, in time, cracked joints.

    Lay the damp-proof membrane

    Roll out a continuous polyethylene DPM (1000 gauge minimum, or 250 micron) across the entire floor, running it up the walls by at least 150 mm. Overlap sheet joins by a minimum of 300 mm and seal every lap with vapour-check tape rated for DPMs — untaped overlaps allow moist air to bypass the membrane. Trim the upstand neatly once the floor finish is installed; it will be hidden by the skirting board.

    Cut and lay the insulation boards

    Starting in one corner, lay the first board foil-face up. Score PIR with a sharp utility knife and straightedge — a single firm pass, then snap the board over the edge of a batten; a second pass severs the foil backing. Butt boards tightly together and stagger the joints by at least 300 mm in a brick-bond pattern so no continuous joint runs the full length of the room. Leave a 10 mm expansion gap around all walls. Tape every board joint with foil tape rated for PIR to prevent warm air bypassing the insulation through gaps.

    Install the floor deck or screed

    For a floating timber floor, lay 22 mm tongue-and-groove chipboard (or the equivalent in plywood) directly over the insulation boards, gluing the T&G joints and staggering the panel joints from the board joints below. Do not screw down into the insulation — the deck floats on the boards. For a wet screed over XPS, first confirm the board compressive strength is sufficient (CS(10)300 or higher), then pour and level the screed to the specified depth (typically 65–75 mm for a unbonded screed). Walk on the boards as little as possible before screeding to avoid displacement.

    Seal edges and finish

    Once the deck or screed is down, trim the protruding DPM upstand with a knife or scissors at finished floor level. Fit a foam acoustic/expansion strip between the floor edge and the wall — most skirting board profiles will cover this neatly. Check the overall floor height against door thresholds and adjust door bottoms if needed. Finally, reinstall or fit new skirting boards to conceal the perimeter expansion gap and the DPM upstand.
